A change comes in to effect on 3rd April 2025 with regards to the holiday rental laws in Andalucia
From this date, any property that requires a new licence must request a certificate from the community of owners of the urbanization in which the property exists. The community must vote with at least three fifths in favour of permitting the granting of the licence. Such certificate must be obtained prior to the application for a holiday licence. This ruling is not retropectve, so if you have a licence already, you do not need to do this
For a change of name on a licence, a certificate from the community is likely to be required (check with your lawyer when purchasing any apartment that you are considering renting on the short term rental market)
Requirements for bathrooms/space
+Each property must allow at least 14m2 per guest
+Properties forover five people must have two bathrooms/over eight guests, three bathrooms
